FULL SERVICE FACILITIES MANAGEMENT
Kim King Associates offers full-service property and facilities management services through our affiliate, Fifth Street Management. The firm is comprised of a commercial office division, residential division, and a corporate, government, and educational facilities arm. We differentiate ourselves by providing our clients with high-quality, sustainable services at competitive prices. When Fifth Street was founded, its first property under management was the 700,000 square foot Centergy Complex at Technology Square in Midtown Atlanta. The complex is home to Georgia Tech’s Yamacraw Project, which was created to spur technological innovation and commercialize the discoveries emerging from its laboratories and incubators.
Fifth Street was invited to participate in creating the atmosphere of technological leadership for the center, and its rapidly emerging sustainability movement gained traction in the real estate management community. Since that time, Fifth Street has found itself at the leading edge of the sustainability movement, and its adoption of those principles and technologies has helped differentiate it from its competitors.

In 2004, Kim King Associates began offering construction services through its affiliate, YLH Construction Company. YLH is a full-service construction firm specializing in preconstruction services, general contracting, design/build, and construction management.
YLH works with each client on an individual basis to determine the approach that best fits their needs. Regardless of the delivery method, YLH is well positioned in the design and trade communities to maximize a project’s quality, schedule and cost efficiency.
YLH provides key information during the earliest stages of a project based on preliminary drawings, narratives, sketches, and conversations with the owner. We empower our clients so they can make the most informed decisions as the project moves forward.

YLH is a full-service general contractor focusing on a team approach, competitive pricing, dependable scheduling, and quality workmanship. We routinely work on both negotiated and bid projects, and have extensive experience in the following markets.

For design/build projects, we provide the owner with a single contact for the duration of their design and construction project. Efficiencies are created when the building’s function, constructability, and budget are developed together. YLH is well positioned in the design community, and has a large pool of design professionals to choose from when determining the best fit for each project.
Regardless of size or complexity, YLH represents owners and coordinates work on a range of real estate projects. We assist with the establishment of the design team, preliminary budgeting, scheduling, value engineering, permitting and ongoing construction. Our goal is to manage all the tasks required to bring a project to fruition seamlessly and maximize the value of the owner’s program.
